My name is Michael Chaffin and I would like to share with you how Freda Realty saved my family from financial disaster. In May of 2005 I decided to buy a new home for investment purposes. In January of 2006 the house was finished. About this time the market was getting slow. I listed my home with Century 21 according to the last house built in our development. My mortgage was $3100 a month not including HOA and other fees. After 6 months I ran out of money and began to worry. I had exhausted my home equity to pay my down payment and had used all my savings to keep up with the mortgage.
I slowly began to get fewer calls and fewer shows. By December of 06 I had paid $57,000 and now had my home listed at a price that would cost me extra money just to close and sell. Still I received no interest and I could no longer afford my payments. By April My house was on the pre-foreclosure list. I began to get phone calls from Realtors asking to sell my house. I had no hope and ignored them all. One night I received a call from an individual that said he could "short sale" my house and get me out of it. I was confused and decided
I didn t trust the situation.
That s when Matthew Freda called me. I had Matt and his wife as personal clients for 8 months and remained in contact with them. Matt reminded me that short sales were his specialty and he thought he could help. I trusted Matt and switched realtors. Matt's work ethic BLEW ME AWAY. Matt did more work and called me more in 2 weeks than my previous realtor did in 18 months. The short sale process is long and tedious but Matt worked diligently to get it done and on July 9th, 2007 I signed closing papers to walk away from my property free of any additional debt. Believe it or not the mortgage company was better off accepting $60,000 less than
I paid then trying to take me to foreclosure.
The damage to my credit is better and I could stop worrying for my families futures. I owe everything to Matthew and Jennifer Freda.

Working with Matthew Freda at Freda Realty has been one of the best experiences I have had with selling my home. I too am or was a victim of the current housing crises. I never truly recovered from the tragedy of the hurricanes of 2004, but to add insult to injury the continued rising interest rates made hanging on to my home impossible. I like other people did not have the necessary credit rating to refinance my home and was worried about further damage to credit that a foreclosure would do to my credit rating then I saw a sign on the side of the road. You know the signs I am talking about Stop Foreclosure! We buy House , so I decided to call. I signed the necessary paperwork and we had a closing date set. I called the guy handling everything the day I signed a lease to rent another home and he told me everything was fine and not to worry. Well the day of the closing I got a call from him asking me for my work fax number, I then received a fax telling me all of the reasons why he would not purchase the home from me. Here I was with a mortgage and rent but I received an advertisement in the mail from Freda Realty. I called him and he came out to my home, looked around and took some pictures. I really did not have to do much he did most of the work. I was honest with him and he was honest with me. I had several interests in the home and two contracts one fell through, but the other closed in less than 7 days after the short sale of my home was approved. Matthew also offered assistance in helping me with the follow up by referring me to a law firm that could help me with my current credit issues. If it were not for Matthew I don t know what I could have done to get me out of a bad situation that was getting worse.

Hi Matt, yes I called you earlier today , as far as closing everything was all taken care of and set to close nothing more needs to be done. The Bank was trying to get docs out late today around 5pm but it has to go to Texas for final audit and then they e-mail it to the title company. So Matt it be done early tommorrow morning Thursday, but its all set ready to go. I passed this information to Malcolm and as soon as we get a HUD in the morning Tina will e-mail Malcolm and you and let him know the exact number to get a check from the Bank. All and all we closed the loan pretty quick seeing we just got it, but it was great working with you , you really go the extra mile for your clients and nice to be working with a realator that is such hands on and gets things done! Hopefully we can do more,, I will be traveling to New York tommorrow so I won't be on my cell until after 2pm, this will be closed by then so Tina will be speaking to Malcolm and Title to make sure everything goes smooth, but all is done deal.

I would like to take this opportunity to advise anyone considering Freda Realty to handle the sale of their property not to hesitate in making a decision. Matt has provided outstanding service during the long and trying ordeal involving the short sale of an investment property I owned.
